Advantage Services

There are many requirements that new laws have put on landlords as well as requests from tenants for services. HMS Advantage Services is about meeting those specific requirements or requests for landlords of property not currently managed by HMS.

Services include:
- Make ready preparations for a new tenant
- Annual Surveys of the property to deteremine the state of the unit.
- Pre-Inspections including documents and proper notification
- Annual maintenance like changing air filters and smoke detector batteries

Pre-inspections
According to California Tenant Landlord Law, landlords are now required to notify tenants of their right to a pre-inspection prior to the tenant moving out. HMS offers a service to furnish all material and perform all labor necessary to complete the Pre-Inspection Service.

This service includes:
Notice is mailed
Inspection is complete within legal guidelines
Forms provided to tenant and owner*
Digital pictures provided on CD

Eviction Protection
The Eviction Protection Program from HMS is setup to provide protection for landlords from tenants who fail to pay rent or breach thier lease. This program is provided for qualified tenants.

Cost:$10.00/mo
(For multiple unit properties, the fee is $10.00 per unit. No fee is deducted while the unit is vacant)

Renovation, Remodeling and General Maintenance
H.M.S. Development, Inc., a California Licensed Building Contractor, license #B- 310435, will provide all maintenance, repairs, renovation, and insurance claim work through in-house staff and subcontractors.

Renovation and Remodeling
(In excess of $500.00)

Done on a planned bid basis with line item expenses plus job Supervision and Contractors profit and overhead cost which are mutually agreed to before any work begins. Owner may be required to sign a Lead Base Paint Booklet should the work displace more than 2 sq. ft. of sheetrock and the premises is Pre-1978.

H.M.S. will charge for owner requested bidding of all repairs, renovation, and insurance claims at an hourly rate of $80.00. This bidding fee will be waived for all work completed either in-house or subcontracted by H.M.S.

Subcontracts and Suppliers

H.M.S. Development, Inc. is a general contractor, and may use subcontractors and/or suppliers. They are required to have adequate Liability Insurance and Workman's Compensation Insurance.

H.M.S. Property Management will set up vendor files for each subcontractor and supplier, and provide 1099 IRS reporting as required.

General Maintenance

Time and Material basis: hourly rate ( applicable Laws in reference to overtime will apply) plus a 10% coordination fee.
Unit Cost Basis: Includes labor, materials and contractor profit and overhead, no coordination fee is charged for unit cost billings

Gardening Service
H.M.S. can provide service on a weekly, bi-weekly, monthly, or quarterly (trimming only) basis. Service (except quarterly) includes mowing, edging, weeding, hedge trimming, sweeping/blowing sidewalk and street gutters. H.M.S. shall also provide written notice of any tenant violations observed by gardening staff during the time of service. H.M.S. shall provide gardening service based on a written bid.

All yard cleanups, fertilization, sprinkler repair, and aeration will be provided at an additional cost of time, materials, and dump charges.

Preventative Maintenance
H.M.S. Development, Inc. can provide a preventative maintenance service for your personal residence or your rental property. We can schedule to replace air filters, check caulk for leaks in the bathroom, clean gutters, or any other on going maintenance concerns. Please contact our office to setup a schedule for your property.
